Commercial management

We take care of the necessary management since the property decides to rent a home until the signing of the rental agreement and the keys are delivered. In this process:

– Advertise housing in the most convenient way. To do this, we adapt it and photograph it with professionals of the image and we announce it both in its physical environment and in the most frequented internet portals.

– We select tenants following a strict protocol that ensures their financial reliability and ability to maintain a relationship without ups and downs. This is influenced both by the real data and the intuition developed in years of profession.

– We close the transaction after drafting a secure and transparent contract that reflects all the agreements reached by the property and the people who are going to rent.

Integral management

This service is the best option for people who prefer to give us the keys, forget your property and just receive the monthly rent in your checking account. We take care of managing the day to day of the relationship:

– We carry out the complete commercial management: we advise on the price and conditions, we advertise the property in the most appropriate means, we select the right tenant and we assist in signing the contract.

– We handle the basic steps. We deposit the contract bond, as is mandatory, before the administration. We also deal with the change of ownership of water, electricity and gas supplies to the tenant’s current account.

– We manage the relationship with the tenants during the validity of the lease, solving any problems that may arise or suffer. We take care of claiming the payment of the rent in the unlikely event of delay or non-payment.

– We represent the property before the community of owners at the time of solving any problem that may cause or suffer the tenant. Occasionally, we can even attend meetings of that community.

What work and management do you do to rent a flat?

We make an initial visit to the apartment to assess it and give our professional opinion. What jobs and arrangements are made before renting a flat?

After making an initial visit to the apartment, we take care to publish the floor announcement (we do a photo / video report by a professional), we make the visits to the apartment with all the people interested, we take care of collecting all the documentation of the people interested in renting the apartment and we are in charge of preparing a rental contract in which all the aspects agreed between landlord and tenant are collected.

What if I want integral management?

In this case, we deal with all the details after signing the contract: we process the deposit of the contract bond with the administration and we process the domiciliation of the water, electricity and gas consumption to the current account of the tenant. Throughout the term of the contract, we resolve the problems that the tenant may raise or suffer, including his relationship with the community of owners, before whom we represent the property. Of course, we make the initial claim for payment in case of delay or non-payment of the rent.

How much does the integral management service cost?

It is a small percentage of the monthly rent agreed in the lease agreement that the owner pays at the end of each quarter provided that the rent has been duly collected.

Doubts about my property

My apartment does not have the services (water, electricity, gas) discharged, do you take care of that too?

Yes, we can take care of the highs of said supplies. We can even process the certificate of occupancy and / or the occupation license.

What if the property needs improvements (renovation, painting or cleaning)?

We will advise you how to address these improvements so that the investment is as profitable as possible. We can also manage them because we have trusted professionals that we can put at your service.

Do you manage renting tourist apartments?

No, we do not manage short-stay rentals for tourists. We only work with rental contracts with a minimum duration of 6 months (in accordance with the Urban Leasing Law).
